While activity across the Birmingham legal market remains strong, one practice area continues to attract more partner-level investment than any other: real estate.

According to publicly available data tracked by Pirical, real estate accounted for 20 lateral partner hires in Birmingham between July 2025 and July 2026, representing 24% of all partner moves in the city during that period.

On the surface, that statistic highlights the popularity of real estate lawyers. More importantly, however, it provides insight into where firms are choosing to invest and how they are approaching growth in an increasingly competitive market.

Lateral hiring is often one of the clearest indicators of a firm’s strategic priorities. Partner recruitment requires significant investment, careful planning and a long-term view of market opportunities.

The fact that real estate has generated more partner movement than any other practice area suggests that firms continue to see substantial opportunities for growth across the sector.

This is perhaps unsurprising. Birmingham continues to benefit from major regeneration projects, ongoing infrastructure investment and a diverse business community that creates demand for a broad range of real estate legal services.

Over the last 12 months, Birmingham’s real estate partner population grew by 2%, making it the second-fastest growing practice area in the market behind intellectual property.

From our conversations with firms and senior lawyers across Birmingham, several themes continue to emerge.

First, firms are placing greater emphasis on commercial impact. Candidates who can demonstrate a strong network, a consistent track record of winning work and a clear business plan are often attracting significant interest.

Second, demand remains broad rather than concentrated in a single niche. We continue to see hiring activity across development, investment, regeneration, residential development and occupier work.

Finally, Birmingham remains an attractive destination for both regional and national firms. As businesses continue to evaluate their growth strategies outside London, the city offers access to a sophisticated client base, a strong professional services community and a steady pipeline of development activity – all of which are attractive to lawyers considering a move to Birmingham.

Real estate has historically been closely linked to broader economic and business confidence.

When firms invest in senior real estate talent, they are often backing long-term opportunities rather than short-term market conditions. Partner hires typically reflect confidence in future client demand, the strength of key sectors and the ability to develop sustainable revenue streams.

That is why the continued growth and movement within Birmingham’s real estate market is noteworthy.

While firms remain disciplined in their hiring decisions, the data suggests that many continue to view real estate as a strategically important area for expansion.
